LA mansion owner says ‘tenant from hell’ has finally moved out —but left guest house smelly, infested with flies

A woman who has been described as the “tenant from hell” for squatting in a luxury Los Angeles mansion for more than a year and a half has finally left the property – but left it smelling rancid and infested with flies.

Elizabeth Hirschhorn, 55, was seen Friday moving boxes out of a Brentwood Dr. guest house. Sascha Jovanovic with the help of three male friends, according to the Daily Mail.

The 61-year-old homeowner said it was a “pretty crazy moment.”

Jovanovic said he and his attorney, Sebastian Rucci, were at his home being interviewed about Hirschhorn’s refusal to leave unless he paid a $100,000 transfer fee when “all at once, these three guys started walking on the property.”

The owner of the mansion decided to confront the strange man, and he said they mentioned something about the guest house where Hirschhorn was staying.

“I walked to the guest house, knocked on the door, no one answered,” he said Monday on NewNation’s Banfield.

“So I called the police as a home invasion, three men entered our home.”

The police then arrived at the luxury home overlooking the City of Angels and watched Hirschhorn’s movements.

When he finally got out Friday night, Jovanovich entered his guest house for the first time in months to find it empty — but infested with flies, he said.

“There is [a] it smells, it’s dirty,” said the dentist. “And yes, it was kind of my first reaction [that] everything must go or be given away.”

He also said he and his attorney assumed Hirschhorn eventually left the property and Jovanovic changed the locks to the guest house — which is next to her children’s bedroom — so she couldn’t return.

But when Rucci contacted Hirschhorn’s attorney Amanda Seward the next day to suggest canceling the upcoming eviction hearing, she was told that Hirschhorn’s leave on the property could only be considered “temporary.”

He told her he “jumped the gun” by changing the keys, saying Hirschhorn had “discussed with me concerns about harassment and constant surveillance,” according to the Mail.

“Subject to my discussion, please understand that you have no authority to change the lock or consider the property abandoned,” replied Seward.

Rucci said he was stunned when he read the email.

Hirschhorn had rented a long-term stay at Jovanovic’s guest house in September 2021 for six months at a rate of $105 a night, with payments totaling $20,793, according to court documents. Google Maps

“I was like ‘no,’ so I shot back and said, ‘No, it’s up to you. If you want to go back, you go to court,’” he said.

Hirschhorn, a Harvard graduate, now reportedly lives in a self-contained apartment at an extended-stay hotel in downtown Los Angeles, which costs $3,600 a month, the Mail reported.

It comes with a swimming pool, rooftop tennis court and a fully equipped fitness centre.

“I don’t believe that a person like this can actually rent something, so maybe he signed with someone,” Jovanovic said on Monday of reports about his new living situation.

“I just have to tell them, like honestly, do your background check. This woman woke up [to] not good. He’s going to do this again, because he’s been doing it for 21 years — and you know, he needs to be stopped.”

Hirschhorn rented a long-term stay at Jovanovic’s guest house in September 2021 for six months at a rate of $105 a night, with payments totaling $20,793, according to court documents.

His lease expires in March 2022, but Jovanovic decided to extend it by another month.

Still, he wouldn’t leave the property – and has lived there rent-free ever since.

Airbnb declined to get involved in the dispute, citing Jovanovic’s decision to extend her rent beyond what she had paid on the app.

Jovanovic then took Hirschhorn to court to evict him, but a Los Angeles judge ruled that he had no legal grounds to oust him under the city’s Just Cause Ordinance — and would be required to pay relocation fees if he wanted him to leave.

Hirschhorn’s attorney argued in court documents that he needs $100,000 for relocation fees, and said he doesn’t have to pay rent.

Instead, they argued, Jovanovic should pay her back the $20,793 she initially spent on rent because the city never approved the guesthouse for occupancy, and the shower was built without a permit.

It was later revealed that Hirschhorn had previously been accused of refusing to leave another property – just months before he moved into Jovanovic’s guest house.

The Massachusetts native agreed to rent a room in the $2.6 million Oakland cottage around September 2019 from tenant Alex Lewin, but ended up getting into a dispute with him over cleaning, according to documents obtained by the Daily Mail.

The suit filed by Lewin along with property owners Brian and Gordon Bishop alleges Brian “was informed and believed the defendants made unreasonable demands on Mr. Lewin to replace all of his personal items allegedly damaged by an unknown substance released into the air .

“Furthermore, the defendant made a request that Mr. Lewin clean the premises in a very specific way because of his hypersensitivity to allergens.”

But Hirschhorn hit back at the landlords, claiming their actions had endangered his health and accusing them of negligence.

Hirschhorn also allegedly continued to argue that the landlord “pressured” him to leave the property during the COVID shutdown, which he alleges was “negligence.”

The case was finally settled on July 20, 2021 — more than a month before she moved into Jovanovic’s guesthouse.
